With the introduction of the Renters' Rights Act, landlords face new responsibilities that may feel daunting. Changes to tenancy agreements, possession procedures, rent increases, and property standards require careful navigation.

  • Abolition of Section 21 ‘no fault’ evictions: Landlords must now utilize updated Section 8 grounds for evictions.
  • End of fixed-term tenancies: Tenants can now give notice at any time, subject to a minimum 2 months notice period
  • Increased rent arrears threshold: Landlords can only seek possession after rent arrears reach three months.
  • Right to request pets: Landlords cannot unreasonably refuse tenants keeping pets in rented properties.
  • Ban on blanket benefit/family discrimination: All prospective tenants must be assessed individually.
  • Ban on “bidding wars”: Properties must be marketed at a fixed rent.
  • Awaab’s Law: New strict timelines for addressing hazards like mould (14 days to investigate, 7 days to fix, 24 hours for emergencies).
  • Mandatory Ombudsman membership: This ensures greater transparency and accountability in the rental market.
